Officials seek complimentary tenants for 300,000 square feet of commercial space at the Roosevelt Island campus

The Cornell NYC applied sciences campus will boast 300,00 square feet of commercial space?including offices, a hotel and a conference center?and executives involved with the project said last night they are seeking tenants from the fields of technology, venture capital and intellectual property law, among others.

The 2 million-square-foot campus, a collaboration between Cornell University and Technion-Israel Institute of Technology, is slated to transform both Roosevelt Island and New York City?s technology sector as it rises over the next 35 years. The first phase of construction should be completed by 2017.

The event, where executives involved with the project discussed its implications for commercial real estate on Roosevelt Island, was presented by corporate real estate network CoreNet Global?s New York chapter, which hosts monthly summits on topics of interest to the corporate real estate community.

The first phase of construction for the campus includes four buildings, including three to be developed by third parties. Several weeks ago, project officials sent out requests for proposals to find developers for the three towers, as well as a master developer. Cornell plans to select a master developer by next spring.

The first building, a ?loft-like? corporate collocation tower boasting 200,000 square feet of space, will offer 150,000 feet to technology firms, said Karen Backus, president at Backus & Associates, a consultancy working with Cornell on the new campus.

?We are looking at a wide variety of private tenants,? for the building, Backus said, underscoring that the project has a strong ?focus on commercialization,? and hopes to foster collaboration between the private and public sectors within its walls. Tenants in consideration include venture capital firms and intellectual property attorneys, she said.

This tower will also be ?net-zero,? noted Kyu-Jung Whang, Cornell?s vice president of facilities, meaning it will only use energy generated on site, including solar, geothermal and tidal energy.

The second building will include a 210-room hotel, a 40,000-square-foot conference center, as well as a restaurant, bar and other retail, Backus said.

The third building will be a 250,000-square-foot residential complex.

Whang said construction plans have not changed drastically in the wake of Hurricane Sandy because Cornell had already taken a fairly conservative approach, with all entrances planned for 19 feet above sea level.

?We believe global warming is real. It?s going to get worse and worse,? he said. The university may now require entrances to be slightly higher, he said.

He added that Cornell will have to build some sort of temporary barge to get construction materials to the island, but that there were no plans in the works to increase transportation infrastructure for individuals in anticipation of the campus.

For now, the primary focus remains on moving patients at the island?s Coler-Goldwater Specialty Hospital, which will need to be demolished before the campus can be built, to another facility.

?This is going to transform New York City,? Whang said.

IBM: Corporations are increasingly working social into businessCompanies want to use social approaches to create meaningful business value, yet nearly three-quarters of survey respondents said they were underprepared for the required cultural changes, according to IBM?s latest study.

Despite the long journey ahead, corporations are keen as they recognise that top-line growth for successful social business users can improve between 3 and 11%, while productivity can be increased by between 2 and 12%, according to a study by the McKinsey Global Institute.

As a result, many have taken steps toward implementing social practices, with 46 % of companies surveyed having made investments in social business in 2012, while 62 % indicated they were going to increase their expenditures in the next three years. This potential for growth has agencies, consultancies and large tech firms like IBM and Salesforce?jockeying for a piece of the business.

Most of these businesses are applying social within their marketing (67%) and public relations (54%) functions. Areas expected to grow most rapidly in social business adoption include customer service (from 38% of companies today to 54% in the next two years) and sales (from 46% to 60 per cent).

According to IBM, organisations are deploying social business investments in order to create valued customer experiences, drive workforce productivity and accelerate innovation.

Create valued customer experiences

Of those in the survey who have applied social business to customer issues, 60% are using social environments to answer customer inquiries and 78% are planning to do so in the next two years. More than half (55%) are taking this even further by soliciting customer reviews and opinions, and 79% plan to follow suit within the next two years.

For example, North American retail bank TD Bank wanted to find ways to extend convenience and comfortable experience to social. Also, its customers were increasingly trying to do more of their banking by using social-media tools. TD Bank decided to take its customer service social by using Twitter and other social platforms to listen, reach out and respond to customers in real-time. A team of 25 dedicated specialists across North America now monitors and engages in real-time 18 hours a day seven days a week. TD also integrated this capability within its contact centres and overall customer-support strategy.

Social business is also moving beyond basic promotional activities to encompass the entire customer lifecycle, including lead generation, sales and post-sales service. The report found that while the % age of companies expecting to use social business for promotional activities will rise slightly, from 71% today to 83% in the next two years, the number of companies expecting to use social approaches to generate sales leads and revenue will increase dramatically. Today, 51 % use social approaches for leads and revenue, while 74% plan to get on board in the next two years. Post-sales support is also expected to increase, from 46 today to 69 % over the next two years.

Driving workforce productivity

While customers are the primary focus of many companies, more are starting to incorporate social approaches into the day-to-day activities of their workforces, IBM found. Of the respondents that have used social approaches to address workforce issues, almost two-thirds are applying social capabilities to find information and collaborate more effectively, with more than 80 % expecting to do so in the next two years.

One approach has been the implementation of social practices within corporate formal and informal learning efforts, as this can help reduce the time it takes to develop needed skills. By and large, organizations are applying social capabilities to enhance learning through sharing comments and insights on learning materials, building team dynamics into learning situations and using gaming techniques, such as rating and scoring. Corporations are also using social to incorporate modern simulations methods, provide access to subject matter experts, and using tools such as video to capture attention and improve retention.

The Boston Children?s Hospital, for example, recognised the need to build capability among, as well as capture learnings from, physicians located in hospitals around the world. The hospital developed a network of pediatric critical-care specialists to share their knowledge about leading practices. It also created a series of learning modules, simulations and best-practices guides to provide timely guidance, simulate hands-on experiences and improve the skills of its staff and students. The network has videoconferencing and information-capture capabilities to bring individuals together for face-to-face connections, and is regularly monitored by the community of experts.

Firms are also looking to use social beyond organisation boundaries, to improve coordination with customers (39 per cent), vendors and partners (58%), as well as leverage external talent, such as crowdsourcing (24%). Even those focused on ?getting things right internally? view this as a critical next step.

Accelerating innovation

Companies report that social tools are making it easier to acquire new ideas from almost anyone who touches their organization. However, management and employees must be prepared to take advantage of new ideas, regardless of their source of origin, IBM advised.

Social tools have made it significantly easier to raise the visibility of new ideas, regardless of their source. Those who have the most experience with a product or service, such as a customer, a business partner or even an employee, now have the opportunity to share insights and obtain feedback from others.

Among the survey?s respondents with experience in using social to innovate, their organisations are focused on enabling more effective internal collaboration (57%), monitoring customer comments for new ideas (58%), obtaining feedback from customers (46 per cent), enabling customers to submit plans and solutions (40%) and generating effective collaboration between partners (38%).

One company that has collaborated with business powers to innovate is German skincare product manufacturer Beiersdorf. In addition to its standard innovation networks with external partners, it created the Pearlfinder platform, which allows suppliers, universities, institutes, consultants and inventors to submit ideas and work in collaboration with Beiersdorf staff to refine the ideas and process. Thanks to Pearlfinder, Beiersdorf has enjoyed successes in jointly developing new? products. Examples include development of a new shaving system with Phillips, as well as a number of ingredients manufactured in the hair and body-care space. The number of previously unknown partners interested in working with the company has increased, and a variety of external partners have approached the company with ideas.

Besides bringing groups together for organized conversations, successful idea-generation efforts involve significant communication before, during and after the process. Leaders in social business clearly and broadly communicate the ?big picture,? such as why idea generation is important and what is expected from participants.

Embedding social into your organization

While rapidly ramping up their social maturity levels, executives recognise challenges in their path. Two-thirds said they were not sure they sufficiently understood the impact social business would have on their organizations over the next three years.

Executives are concerned because they realise that social business represents a different way of thinking about employees, customers and how work is accomplished, as well as the potential risks of increased organizational openness and transparency.

For organisations prepared to take these steps however, IBM identified three key issues to be addressed on an organizational level:

  1. Companies need to consider how to incorporate social metrics into their traditional enterprises and processes.
  2. They need to understand and manage the risks associated with social business.
  3. Change management remains a critical requirement in embedding successful social business practices in an organization.

Using social metrics to make business decisions

Only about 20 % of organisations surveyed were able to define key performance indicators (KPIs) and track the return on investment (ROI) of social business efforts. The remaining 80 % found it difficult to gain momentum with their social business initiatives, as uncertainty of results made many stakeholders reluctant to invest.

For those that did try to quantify their results, they found that justifying social approaches based solely on cost savings was insufficient. Rather, they either undertook pilot projects to demonstrate the hard and soft benefits of social projects and/or ran trials that compared the performance of individuals or groups using social tools against those that did not.

IBM also learnt that justifying the ROI of social effort is only one potential use of social data. Analytics can make it possible for organizations to integrate social and traditional data sources to make more effective decisions about customers and the workforce.

Managing social business risks

Respondents to IBM?s survey and executives interviewed cited a number of concerns, including attacks on their brands, legal issues, data security and privacy, and unintended disclosure of company information. While half the companies do not yet have effective processes in place to deal with these, nearly a quarter say they do, and another third have efforts underway.

However, many of the interviewees highlighted the importance of clear governance in managing the wide range of social initiatives within their organizations. They also established policies for employees to follow when engaging in social business and a governance structure for managing and monitoring enterprise-wide social business behaviour.

Leveraging change-management practices

A dichotomy exists in many organizations between the senior executives who see the value in applying social capabilities and the managers who must embrace these capabilities as part of their day-to-day work. IBM?s survey showed that while 48 % of organizations indicated they have support from the C-suite, only 22 % believed that managers are prepared to incorporate social business into their daily practices.

Similar to previous transformations, social business requires a focus on assisting people in understanding the value of social initiatives, involving the right stakeholders and providing the appropriate support and motivation, advised the report.

The report by IBM?s Institute for Business Value?was based on responses from more than 1100 individuals and interviews with more than two dozen executives from leading organizations around the world.

Man attacked in front of Booker T. Washington High School

MEMPHIS, TN-

(WMC-TV) -? A man was hospitalized after being attacked in front of Booker T. Washington High School Saturday afternoon.

Memphis Police Department did respond to a shooting call around 2 p.m. and later determined the victim was beaten.

Action News 5 arrived on the crime scene to find?family members were frantic after they received a call that 27-year-old Mario Becton had been shot.

He was transported to the MED in critical condition where he was later upgraded to stable condition.

Becton's mother rushed to the hospital where she said she learned her son had been pistol whipped but is expected survive.

"I won't be too relieved until I see that he's going on to be alright, because if he go pistol whipped in the head ain't no telling what will happen. I don't know what's going on," said Becton.?

Becton said her son often plays dominos in the area.?

"Don't nobody got nothing against him because he mingles around with those guys out there all the time, and if somebody had something against him they would have been done something to him," said Becton.

Becton's mother said she constantly cautions her son to stay out of the streets and hopes now he will heed her warnings.

"He hard headed. I don't know what he does when he's not with me. He's grown and I can't tell him what to do all I can do is give him advice," said Becton.

Police said they also had information that a second victim, Mario Becton's friend, who may have been kidnapped by the suspects possibly driving an Orange Chevy Camaro with 24 inch rims.

Police later said there was no second victim.

At one point Memphis Police had their aviation team up searching for that orange Chevy Camaro.

Former baseball star indicted for insider trading

LOS ANGELES (AP) ? Former Baltimore Orioles all-star Doug DeCinces and three others were indicted Wednesday on insider trading charges involving the use of information prior to the takeover of a medical device company in California, authorities said.

In 2008, DeCinces was told by a close friend and official at Advanced Medical Optics Inc. that Abbott Laboratories planned to pay $21 to $23 a share for the company's stock, prosecutors said. At the time, Advanced Medical Optics was trading for about $8 a share.

DeCinces began buying Advance Medical stock based on that information and passed along the takeover details to three friends because he wanted to make up for previous investment recommendations that had gone bad, prosecutors said.

When Abbott's offer was made public, DeCinces sold his newly purchased shares and profited about $1.3 million, court documents show. Abbott acquired Advanced Medical Optics in January 2009.

DeCinces' three friends each bought and sold Advanced Medical stock and made anywhere from $140,000 to nearly $350,000, authorities said.

Also indicted on insider trading charges were David Parker, 60, of Provo, Utah; Fred Scott Jackson, 65, of Newport Beach, and Roger Wittenbach, 69, of Lutherville-Timonium in Maryland.

DeCinces, 62, was charged with 42 counts of securities fraud and one count of money laundering. Each of the fraud counts carries a maximum sentence of 20 years in prison. DeCinces is scheduled to appear in court on Dec. 17.

"To put it mildly, we do not agree with the decision to bring a criminal case against Doug DeCinces," said Gordon Greenberg, DeCinces' attorney. "But the proper place to have this resolved is in the courtroom and not on the courthouse steps."

Messages left for the other defendants' lawyers were not immediately returned.

The Securities and Exchange Commission previously filed a civil lawsuit against DeCinces that was settled last year when the former major leaguer agreed to pay $2.5 million. In the lawsuit, federal authorities named James Mazzo, Advanced Medical's former CEO, as the person who told DeCinces about the pending deal.

Mazzo is a senior vice president at Abbott and is not facing criminal charges. In August, in response to the SEC lawsuit, Mazzo's attorney said his client would be fully exonerated after a review of the evidence.

Also caught up in the insider trading case was Hall of Famer and DeCinces' former teammate Eddie Murray, who agreed in August to pay nearly $360,000 to settle federal civil charges. Federal investigators said DeCinces told Murray about the impending takeover. Murray neither admitted nor denied wrongdoing.

DeCinces was a third baseman during 15 seasons with the Orioles, California Angels and St. Louis Cardinals. He currently is president and CEO of a real estate development firm in Orange County.

Device harvests energy from train tracks

There are more than 140,000 miles of train track in the U.S., many of them laid across lonely stretches of land with nary a power line in sight. Thankfully, there?s a new gadget to harvest energy from vibrations generated in the track by passing trains to power signal lights and other track-side devices.

The energy harvester could save more than $10 million in trackside power costs in New York state alone, according to its inventor, Stony Brook University professor of mechanical engineering Lei Zuo. It would also reduce carbon dioxide emissions there by about 3,000 tons, he added.

The device converts the irregular up-and-down vibration of a train track to a unidirectional rotation of a generator. The concept is similar to other energy-harvesting devices such as the energy-generating backpack, kneebrace, speed bump?and pavers.?

The global market for energy harvesters hit $700 million in 2011 and could pass $4 billion by 2021, according to market research firm IDTechEx. Zuo and colleagues have licensed their Mechanical Motion Rectifier-based Railroad Energy Harvester to Electric Truck/Harvest NRG for commercialization.

Florida ranch educates students about cattle, conservation

If you are in the ranching business, then you are aware that to the general public, ranching and environmental conservation do not typically go hand in hand. However, those of us who have been in the cattle industry for most of our lives know that ranchers are the original stewards of the land, making sure the land they own and manage not only provides their cattle the ability to graze, but also employing many conservation practices which provide great returns to the many wildlife species which cohabitate with cattle on a ranch. Environmental stewardship and conservation have long been the focus of America?s farmers and ranchers.

I grew up on my family?s cattle operation, Rafter T Ranch, in Sebring, Fla. As an environmental studies student at Rollins College in Winter Park, Fla., I was often the one to point out to my instructors and fellow students that not only do ranchers care about their businesses, but also the environment. In wanting to share my family?s unique story of merging sound environmental practices with a successful cattle operation, my father, Jimmy Wohl, and I invited a group of environmental studies students from Rollins College to visit Rafter T Ranch. Our ranch was the winner of the 1994 Environmental Stewardship Award (ESAP), presented by the National Cattlemen?s Beef Association (NCBA). Now in its 22nd year, ESAP was created to recognize beef producers who make environmental stewardship a priority on their farms and ranches while they also improve production and profitability. ESAP annually recognizes the outstanding stewardship practices and conservation achievements of U.S. cattle producers from across the nation, with the common trait among all winners being the desire to leave the land in better shape for future generations while also inspiring the next generation of land stewards.

The 16 students arrived to the ranch eager to see how a live cattle operation works. The group spent four hours at the ranch, first with a overview of the ranch, its history and the various programs that are being implemented. After the introduction, they toured the land to see the environmental projects, particularly the Florida Ranchlands Environmental Stewardship Project (FRESP). Rafter T Ranch hosts a variety of projects related to water conservation and water storage as part of restoring the Everglades. Restoration of the Everglades helps preserve the state's ranching economy. Cattle ranches contain much of Florida's remaining natural habitat, and keeping cattlemen and women in business is critical to both the health of Florida's lands and waters and the strength of its economy. Not only did the group learn about water conservation and management, they also learned about practices commonly used in the Florida ranching industry, such as prescribed burning, wildlife management and rotational grazing.

By visiting our family?s operation, these environmental studies students, who will no doubt go on to become leaders in the environmental field, had a tremendous opportunity to improve their understanding of what the circumstances are for private property owners who want to do the right thing but are constrained by their need to run a business. Ranchers work with many different government agencies, both at the state and federal levels, in a cooperative way that provides environmental benefits while also providing economic incentives for property owners, which in turn yields better results.

Another benefit gained by the students who visited our ranch is having better knowledge of where their food comes from. Farmers and ranchers work tirelessly each day to provide consumers with a quality product that makes its way onto their plates. Being able to see some of the projects provides a better understanding of the role and rich traditions ranching has in America.

Hosting the Rollins College group provided my family and I with a rewarding feeling knowing that that we are sharing our story about the ranching community in Florida. It would be a beneficial to the cattle industry everywhere to host tours like this so we can continue to tell our story; that we are a viable, sustainable agricultural industry producing a nutritious product for the United States and the world. Things to do before your ROM: Filing your notice of marriage - Nadnut

Before you get married, did you know that you HAVE to file your notice of marriage?

The earliest that you can file is 3 months before your intended day and latest is 21 days before your marriage. Any later? HO SEY.

Head over to the Registry of Marriage online to file online. Prepare the following items:

- 20 minutes of your time
- NRICs (for citizens) / Passports (for non-citizens) of groom, bride and two adult witnesses
- Duly completed Solemnizer Consent Form (Remember my previous post on looking for a JP?
- Credit card (Do take note that you?ll have to pay a small fee!)

You?ll be given a date where you?ll have to head over to the Registry of Marriage to verify your details.

Remember to bring the signed Solemniser Consent Form, ICs (photocopied ICs of your witnesses are fine) of all (Bride, Groom, Witnesses) and your filing instructions.

Get a queue number and wait. As you can see from my ticket above, the waiting time is about 45 mins. Highly advisable to take half day leave :p

Once your number is called, you?ll be asked to verify your details and take an oath. Yes, sumpah. Both the hubs and I were surprised we had to take an Oath (shows that we didn?t do enough research) and was caught offguard.

Once it?s done, you?ll be given your wedding cert and a photocopied one.

DO TAKE NOTE that ONLY your JP will sign on the wedding cert. You, your hubs and your witnesses will sign on the photocopied cert. Also, take note that only black ink pens are allowed. (At that time, I was wondering if my engraved Parker pens were black ink. If it was blue, I would have bang head on the wall)

And there you go! You?ve done it!

All you?ll have to do is: bring the original ICs of the parties involved on the day itself. Also, it would be best to call or text your JP a gentle reminder about your solemnisation details.

U.S. daily deals website Living Social to cut 400 jobs: WSJ

(Reuters) - U.S. daily deals online firm Living Social Inc is expected to announce on Thursday it is cutting 400 jobs, representing 9 percent of its workforce, as demand for daily deals and emailed daily discounts dries up, the Wall Street Journal reported, citing a source familiar with the plans.

The Washington-based company's workforce has increased nearly 10-fold since the beginning of 2010 and it currently employs about 4,500 people worldwide, the Journal said. (http://link.reuters.com/rus34t)

Retail website Amazon.Com Inc owns a 30 percent stake in Living Social and booked a third-quarter charge of $169 million on the holding.

Living Social declined to comment to Reuters on the Journal report.

The entire population of Florida is going to soon be very surprised that they have been floated out into the ocean.

There's a marina right across the street (Bahia Mar) I believe?? Can't imagine what that and the yachts look like. I used to vacay there all the time, pretty scary.

Also, Suspicous 0bserver monitors the bouys some days and often remarks there are significant rises in sea floor, but then usually those same buoys go 'offline' or 'something'. Between Southeast Asia, Venice, now Florida, not hard to figure out where that sea water got displaced to.
